What is it?

Every year the municipality determines the value of your house, building, plot or land. This is called the 'valuation of immovable property' (WOZ), the WOZ value. The municipality uses this value to determine how much property tax (OZB) you must pay.

How does it work?

  • The municipality divides homes into groups. A group consists of similar homes. They are similar by location, construction and condition of maintenance.
  • An appraisal firm or the municipality determines the value.
  • One or a few homes are assessed. The other homes are given the same value.
  • The WOZ value is the value of the property on January 1 of the year before the tax year. This date is called the value date.

What to do.

The WOZ value can be found on the assessment notice you receive each year. If you want to check how the value was determined, you can request the assessment report from the municipality.

Objecting

If you disagree with the WOZ value, you can file an objection. In your objection, put the assessment number and explain why you disagree. Send your objection to the municipality within 6 weeks of the date on the assessment notice.
